Miami Energy Benchmarking

The City of Miami's Building Efficiency 305 (BE305) Program requires owners of large commercial and multifamily buildings to annually track their energy and water use, and report the results to the City of Miami for public disclosure. This ordinance is a key part of the city's plan to reduce energy consumption and achieve carbon neutrality.

Currently, all buildings between 20,000 and 49,999 square feet are required to submit their first annual benchmarking report via ENERGY STAR Portfolio Manager by October 1, 2025.

Additionally, owners of buildings 50,000 square feet and larger have already been required to comply since previous deadlines. Subsequent reports for all covered buildings are due annually by June 30th.

Miami's ordinance also sets long-term retuning requirements for buildings to help achieve a net-zero future. However, for buildings under 50,000 square feet, retuning is currently optional. This makes the initial benchmarking report your immediate, top priority to avoid fines.

Annual Reporting

Gather energy data from the local utilities; upload to EnergyStar Portfolio Manager; review property details; and report to the city on your behalf.

Verification

Provide third-party data verification services to fulfill the verification requirements. This can only be performed as a standalone service since the ordinance requires that the third-party verifier has no conflicts of interest with the data gathering activities.
